                Applicant Criteria

Our applicant criteria are higher than most. The benefit for you is: you know you'll be living next to others who have met those high standards so you can enjoy your home in peace and quiet.

When renting or lease optioning we use the following criteria when qualifying applicants.  Criteria apply to all listed properties unless specified otherwise on the page for the specific property.  

Applicant must prove at least 6 months of  gross (before tax)  income that is at least 3 times the monthly rent (unless stated otherwise for the specific property).  
Applicant may have no evictions filed against him/her in the past 2 years and no more than 1 in the prior 4. 
 We do not approve applications from folks who still owe money to a prior landlord unless there is proof payments are being made toward that debt.  
Within the past 5 years applicant may have no conviction of: a violent, weapon-, drug- or sex-related crime; a crime in which a weapon was used; a crime against a another person;  obstructing justice, resisting arrest or disturbing the peace.  
Applicant may not operate a business from the property if, as a regular part of that business, clients visit the property.  This includes providing daycare. 
Upon acceptance for residency, applicant will sign an Addendum for Drug Free Housing stating, in part, that neither the resident nor his/her guests will use or distribute or facilitate the use or distribution of illegal drugs.

We expect our residents to be good neighbors, too.

Walk to the library, YMCA, W Bar+Bistro, Nation Kitchen, West Side Brewing, Muse CafeIvory House Restaurant, Emma's Soul FoodWondercade  and many other new and fun shops.  Right across the street from the Westwood Town Hall with newly renovated grounds.  

Tenant pays electric and gas.  Owner pays  water, trash.  Minimum monthly  income = 3 x rent..  Excellent references required.  Option to tag on to property wifi for additional fee.  Discount for small trash duty (taking cans to and from street). 
Security Deposit: 1 mo rent. 
Sorry, we do not accept pets, people who smoke or vouchers/Section8. 
Lease: month-to-month.  Renter's insurance required.

Fully furnished to make your work-stay in Cincinnati comfortable and enjoyable.  A mixture of traditional and modern furniture gives a nod to the past while providing the comforts of today. The kitchen is fully stocked with all the tools and appliances you need to prepare quick meals when time is short or to exercise your culinary talents when time allows.  Bedroom with queen bed, full sized futon in office.  High speed internet and TV with Roku for work/play/unwind time.  Dedicated garage space for one car.
